Gerry Wendrovsky has represented numerous individuals, families, estate administrators and executors, and business entities, in the purchase, sale and transfer of residential properties, including private homes, cooperative apartments and condominium units in Manhattan, Bronx, Brooklyn, Queens, and Westchester counties, as well as upstate counties in New York State.
He represents small businesses, not-for-profit corporations, and building owners in the negotiation and preparation of simple and complex commercial leases for stores(bodegas/grocery/candy/news stores), laundromats, parking lots, sandwich shop/restaurants, office space, and schools/day care centers.
He assists the Boards of Directors of small and mid-sized cooperative corporations and condominium associations in a variety of matters, including preparation/revisions of by-laws, house rules, resolutions, and managing agent agreements; represention in the sale/purchase of condos and coops, and the prosecution of claims for outstanding maintenance and common charges, including the filing of common charge liens, and institution of foreclosure proceedings that lead to judicial auction sale.
Mr. Wendrovsky prepares lease modifications, extensions and assignments (as part of the sale or purchase of small businesses, where a significant asset is an existing lease); and lease modifications, connected to an existing commercial lease.
Mr. Wendrovsky represents individuals and entities involved in ownership disputes; foreclosures; breach of lease issues; suits to protect the rights of reesidential and commercial cooperative and condo owners; the refinancing and satisfaction of mortgages; inter-family transfers; and registration issues with the New York State Department of Housing & Community Renewal(DHCR), and the New York City Department of Housing Preservation & Development(HPD), governing residential buildings and commercial properties within the City and State of New York.
Mr. Wendrovsky also represents building owners and commercial tenants in matters before the NYC Environmental Control Board(ECB).
